Sustainability Programs Just as you change the oil in your car every 3000 miles, and get a tune up every 50,000 miles, periodic maintenance is necessary for your building automation system to make sure it's running in tip-top condition. Over time, sensors and actuators drift out of calibration, corrode, or become clogged with dust and debris; a process called entropy. A good system will compensate for this entropy to maintain comfort for the building's occupants, but in the process, energy savings and functionality suffer.

By periodically reviewing your systems operation, and calibrating inputs and outputs, you maintain the high level of system performance and ensure you are always squeezing the most out of your energy dollars. YTI recommends the following preventative maintenance procedures for all systems:

Seasonal preventative maintenance and performance checks: Minimum 2 times per year in the Spring and Fall

  • Perform system checks on hot and chilled water systems based on season
  • Calibrate sensors and control loop algorithms to ensure proper seasonal performance and occupant comfort
  • Review and adjust equipment setpoints for season variations
  • Upgrade software and maintain computer functionality

Recommissioning of control system: Once every 5 years

  • Completely check the operation and functionality of all controlled equipment
  • Calibrate all system sensors, actuators and control loops

Sustainability Contract: Periodically

  • Baseline your facilities energy consumption
  • Modify and implement energy efficient control algorithms
